Check your RZLT filing and payment deadlines

The Liable Person on 1 February 2025 must file an Residential Zone Land Tax (RZLT) return on or before 23 May 2025.

RZLT is a self-assessed tax, and interest, penalties and surcharges may apply if you do not comply with your obligations.

You only need to file one return for each relevant site. If there is more than one owner of a relevant site, the Designated Liable Person is responsible for filing the return on behalf of all owners.

Valuations

If your land is included within the charge to RZLT, a valuation of the lands is required. As RZLT is a self-assessed tax, as owner, you are responsible for valuing the lands accurately. A professional valuer may be engaged for such valuation, but it is not a requirement.

In general, the property value as at 1 February 2025 will be used for the following three years, subject to any deferral or abatement that may apply. After three years your valuation must be reviewed. The tax is calculated at 3% of the market value of the relevant site.

You must keep documentation and records regarding your valuation.

What happens if you do not comply

A failure to meet your RZLT obligations may result in Revenue withholding your tax clearance certificate.

Interest at the rate of 8% per annum will accrue on unpaid RZLT.

Surcharges will arise for any undervaluation of the relevant site in the return to Revenue, or where the return is filed late.

Any unpaid RZLT is and will remain a charge on the land.
