VAT-exclusive consideration

If you buy or lease a new property, the price may include Value-Added Tax (VAT). You do not pay Stamp Duty on VAT.

If the consideration includes VAT, you must work out the VAT-exclusive amount. You pay Stamp Duty on the VAT-exclusive amount.

  • Example

    You purchase a new house for €400,000 which includes VAT at 13.5%.

    To work out the VAT-exclusive price, you divide €400,000 by 1.135 (€400,000 ÷ 1.135). This equals €352,422.90.

    You pay Stamp Duty on the VAT-exclusive consideration of €352,422.90.
